Schematic Design
We begin by creating several plan options tailored to your goals. Then we meet—either in person or via Zoom—to review and discuss them. Based on your feedback, we revise the drawings to move the design forward.
Based on the approved design, we develop comprehensive drawings that include both architectural and structural components required for permitting and construction.

Permitting and Bidding
We prepare bid documents and invite builders to submit proposals, guiding them through the project and sharing notes from each walkthrough. Once bids are in, we review them for clarity and meet with the clients to select a builder. We simultaneously finalize permit drawings, submit the application, and coordinate with reviewers to address any questions.

Construction Administration
This critical phase ensures all elements come together smoothly. We monitor the schedule, attend key site meetings, and stay closely involved to review progress. Throughout construction, we answer questions from both builder and client, provide clarifying drawings as needed, and assist with finish selections when requested.
